Condition of the Premises <p>While not explicitly required by Arkansas law, it's advisable for landlords to document the property's condition at move-in to ensure fair handling of security deposits upon move-out.</p>
Late/Returned Fees <p>Arkansas law does not specify a cap on late fees but requires that they be reasonable. Returned check fees are capped between $10 and $16, depending on the reason for the returned check.</p>
Mold Disclosure <p>Arkansas law doesn't require landlords to disclose mold presence. Landlords are obligated to maintain habitable premises, which includes addressing mold issues promptly.</p>
