It’s important that you understand the rules for renting out your property and follow the protocol that has been established by the governing documents of the HOA or condo association.
Background Checks
Make sure to keep hard copies of all rental applications and screening reports on your applicants, and comply with any rules of the association regarding screening.
Your HOA or condo association may require a background check on your renters. This will likely be a criminal background check at a minimum, but possibly a credit report as well. The association will want copies of this information and may have some authority to approve or decline your applicant based on the by-laws for the association. Inform Tenants of HOA and Condo Rules
Once you have a tenant approved make sure to review the relevant rules of the HOA or condo association with your tenant. Answer any questions they may have and make sure to include the rules as a signed addendum to your lease agreement. A lot of problems start with a lack of understanding or knowledge of HOA or condo rules, so state them upfront and get confirmation that they are understood.
